I camped with this tent for two nights in the Southern California desert in late April. I did not experience any rain so I can't speak to its waterproofing which appears to be the main complaint. However, it's important to know that any 4 season tent is designed more for snow and wind resistance with superior insulation so rain repellency isn't a strong point of a 4 season, single wall design.
I'm giving this tent 5 stars for the clearance price I bought it for. The price was similar to 3 season tents from name brands but the design and quality of this tent is just superior.
I camped in high desert winds and the Alpine Guide 3 did a remarkable job at stability and keeping things nice, warm, and clean inside. My partner and I were amazed at the difference inside the tent vs. outside with the cold winds.
The vestibule of the Alpine Guide 3 is also a huge plus. It features two side-access doors with two support poles. It's roomy and easy to get in and out of while allowing an airy entrance with both doors open and rolled up. The windows of the tent also offer great ventilation and are a good size. The entrance half of the actual tent features a total of 6 pockets and is wider than the foot half of the tent.
While it's odd that the vestibule does not come down to the ground, I did not find it much of an issue as the tent itself seals nicely as a 4 season tent. The vestibule is also attached to the tent and is not a separate piece like most others. This makes assembly a lot easier and faster in my opinion but the tent is overall heavier.
In all, this tent is obviously a hybrid design as the TNF description states. It features designs and construction that makes it more livable in casual and low elevation use than hardcore mountaineering tents like TNF Assault which was really designed for high-elevation alpine conditions. The Alpine Guide 3 did very well in a desert and handled the high winds better than any tent I've ever experienced. While this tent may not be the best at any one thing, the design is such that it covers just about any environment for all 4 seasons maybe aside from heavy rain. It's big and heavy but great for car camping.
For the clearance price, I think this tent is a 5 start product.

    I took this tent to Death Valley National Park for one night and went through a sustained wind/sand storm and about 20 minutes of rain. There was no water from the rain in the tent and it held up awesome when many other tents in the campground blew down. My complaint is the vestibule does not touch the ground and there is about 6 inches space where the wind just blows right in under the gap. There was sand in my shoes and all over the stuff we had in there and items in the vestibule can be seen and easily stolen at the campground or music festival. If the vestibule was lower and more reliable for rain I would say 5 stars, but otherwise recommend only buy at clearance price.

    I thought this tent would be good quality because made by The North Face, this tent leaks badly.
    I used this tent for the first time and it rained 9 hours (steady rain, but not heavy) and I saw many streaks right below the bottom seam and underneath of my sleeping pad was very wet.
    I agree with another review. I don't call it 4 season tent.
